Case Study: Major Barn Conversion Project


Client purchased this derelict Barn with the vision of refurbishing the structure to accommodate two 4 bedroom semi-detached properties. A structural report was created for the property to give a plan on how to safely convert the structure into the clients vision. After successfully bidding for the works and creating our build pack the site was prepared to start works which proceeded in May 2022.

Existing York stone roof tiles were removed and reclaimed, Oak trusses were craned off and stored on site to be restored and reinstalled. A new roof was formed in new timber rafters, insulated with breathable roofing felt, and new slates installed in keeping with the traditional Barn appearance.

The masonry work involved taking down rear elevation as it was deemed structurally unsound, it was rebuilt using existing stone including a new foundation and brought up-to current regulations. Additional stone and lintels were sourced to best match the existing stone.

On-site the front elevation was determined to be unsafe so was taken down to half height to make it structurally sound. Both gable ends were kept with the top pikes rebuilt.

Full new reinforced concrete floor slabs were installed with additional membranes. New internal block walls, block and beam 1st floor. Underfloor heating installed throughout as the main heat source powered by Air Source Heat Pump.

The barn was completed to a high spec including oak glazed staircases, walk-in showers to main bathrooms and en-suites, aluminium windows and bespoke kitchens to name a few features.
